The non-QM loan or the non-qualified mortgage is a kind of mortgage loan that enables you to qualify through other means, rather than by the ordinary method of checking your income, as required in most loans. As an example, some non-QM loans have borrowers use bank statements or assets in place of pay stubs or W-2s.
Due to the greater leniency of the qualification criteria, non-QM loans bring more borrowers to the home financing market. Such flexibility has been increasing in importance with the increased growth of the gig economy and the increase in self-employment rates.

Besides the greater access to home finance, non-QM loans are more often more liberalized in its use. Non-QM loans are usually availed to borrowers who are not only able to invest in a primary house, but also invest in an investment or vacation house.
