Chimney Inspection

What is a chimney inspection? A chimney inspection is an evaluation of the chimney or venting system to assess its condition and determine if it’s fit for use.

In a level 1 inspection, as per the MD Home Inspection Standards of Practice, I examine the readily accessible portions of the chimney exterior and interior, plus accessible portions of the appliance and the chimney connection. I will be looking for the basic soundness of the chimney structure and flue, as well as the basic appliance installation and connections. I will also verify that the chimney is free of obstructions and combustible deposits.

A level 2 inspection shall include all things covered in a level 1 inspection but also include a visual inspection through video scan to examine the internal surfaces and joints of all flue liners incorporated within the chimney. I will inspect the following areas: the attic, the chimney above the roofline, any accessible areas in or under the fireplace, and other necessary areas. Checking for any creosote buildup, fire hazards, blockages, or other concerns. Check the fireplace and chimney for any signs of leaks, water damage, or other types of deterioration. Check for proper clearance from combustibles. There are no specialty tools (i.e., demolition equipment) required to open doors, panels, or coverings when performing a level 2 inspection. No removal or destruction of permanently attached portions of the chimney or building structure or finish shall be required during a level 2 inspection.
The appliance or fireplace will be inspected inside and out. An initial inspection report will be given at the time of the inspection, but a typed report with pictures will be emailed within 1 to 2 business days. While a chimney may look alright from the ground, a closer look may reveal unnoticed or hidden damage.
